Smoke detector is beeping
Carbon Monoxide Detector |
The detector beeping could indicate a battery that is at the end of its life. If the detector has a 9 volt battery, please submit a service request to have the Smoke Detector replaced with a new one. 9 volt batteries are no longer permitted. All detectors should have a seal 10 year lithium battery that cannot be replaced. If a smoke alarm is chirping, it is an indication that the battery is dying and the unit will need to be replaced. CO Alarm Beeping or Chirping – Beeping could be either a dying battery or an indicator that there is CO in the unit. Often multiple chirps is an indicator that carbon monoxide has been detected in the area, you should move to fresh air and call 9-1-1 and/or PGE.

No Electricity or Gas Service |
Contact PG&E at 1.800.743.5000 to determine if there are any outages in the area. Make sure that you have paid your bill and PG&E has not disconnected service. Check the Electrical panel or subpanel for a tripped breaker. Some outlets are GFCI and have a button in the middle that can be reset. No Gas. Most buildings are equiped with an earthquake valve that will trip with motion. Call pge to reset the device and restore gas service. |
Low water pressure at the faucet or shower head | The aerator may be clogged. Twist off the end of the aerator (the tip of the faucet where the water comes out), clean it or tap it gently to remove particles and reinstall by screwing it back. |
Drain clogged | Hair and debris can often be easily removed from sink and shower drains using a simple tool under $5. See picture below. DO NOT USE LIQUID PLUMBER. |
Laundry Not Working |
The vast majority of our building laudnry rooms have machines leased from the WASH company. If the machines are not working, please do not submit a service request here. It will be withdrawn as we do not service the machines. Instead, go directly to the WASH website and submit a service request there. Please have the 6 digit machine code ready for them: WASH website: https://www.washlaundry.com/residents/service-request/

Electrical outlet not working |
Make sure you do not have too much load on any circuit. Example (toaster, space heater, hair dryer) use high energy and almost always trip the breakers. Check the Electrical panel for a tripped breaker and reset. Some outlets are GFCI and have a button in the middle that can be reset. |
Toilet back up | Please put only organic products down the toilet. Do not put wipes in the toilet. Use a plunger to clear clog. If you do not have one, you will need to purchase at the local hardware store. |
Toilet keeps running | Try jiggling the handle. Open the tank lid and see if the chain or flapper is stuck in the open position and adjust. |
Garbage disposal | Turn switch off. Check to see if there is any obstruction and remove carefully. There is a reset button on the bottom of the disposer and a place to insert an Allen Wrench to turn manually. In addtion, you can use a toilet plunger and remove the obstruction that is preventing its functionality. |
Heater not working | Check for the Battery in the thermostat. Check the pilot light. If it is not lit or it is the first use of the season call PG&E at 1.800.743.5000 for a free Safety Inspection. They will come out and light the pilot light and perform a check up to make sure the unit is operating properly. |
Ants & Other Insects | Ant and other Insect infestation is predominantly a resident’s responsibility to resolve. Keep areas clean and dry. Install ant/insect traps in locations where pests are present. |
Light fixture not working | Replace the bulb. Locate and check the breaker box to see if a breaker is tripped and reset. |
Lost Keys | Replacement keys can be obtained from the management office during business hours. If keys are lost during off hours, you may try calling your resident manger, or call and pay for a locksmith. |
Key Is Hard To Turn in Lock | Add a small amount of lubricant on to the key or in the lock. Cooking or other oil will work. |
Light gas smell at kitchen | Pilot lights may be out on the stove. Relight pilot. |
Heavy gas smell |
Locate gas shut off valve and turn off. Open all the windows to air out the apartment. Call PGE Immediately for an emergency repair. Please also contact our office to let us know. PGE 1.800.743.5000 |
Fridge not cooling properly | Over filling the freezer often causes this problem. Remove some items from the freezer and check control settings. There is a drain hole in the frezer that can be cleaned out. |
Dishwasher not cleaning dishes well | It is possible that the hot water is not getting to the Dishwasher quick enough. So, run the hot water at the kitchen faucet for one minute before starting the dishwasher. |
Foam Bubbling from the Dishwasher | Often times this occurs because a resident doesn’t use the proper dishwashing detergent. Try running the dishwasher a few time to see if it goes away. |
Hardware Loose | Use screw driver to tighten loose screws. |
Phone Line Issues |
Management is obligated to provide one working phone line/jack per unit. All other requests are at the discretion of the resident to coordinate repairs and alterations at your cost through the service provider of your choice. |
Cable or Internet Issues |
Cable and internet service is not included as part of the rental. If you are experiencing any type of cable related issue, please coordinate directly with the service provider at your cost. In most cases, there should be no charge from the provider. |
